For most resale homes the buyer pays property transfer tax of 3% of the tax base, plus a municipal surcharge of 3% on the tax itself: 3.09% of the base in total. It is declared through myPROPERTY and paid before the contract is signed.
The tax base is the price, or the objective value if that is higher, where the objective-value system applies. A first home can be exempt up to legal limits, and a new building sold under VAT follows different rules; the calculator covers neither, so ask the notary which applies.
The contract is registered at the Hellenic Cadastre. Since 13 January 2026 the fee for a sale is 5‰ of the property value plus a €3 fixed fee (decision 2/12-01-2026, ΦΕΚ Β' 64/2026). Certificates and copies cost a little more.
The notary charges a fixed €20 and a proportional fee on the contract value, slice by slice: 0.80% up to €120,000, 0.70% up to €380,000, 0.65% up to €2 million, falling further above that. VAT at 24% is added. Pages, copies and certificates add a small amount, so the notary's written quote is the figure to use.
No law fixes what a lawyer, an engineer or an estate agency charges, so we do not assume a percentage. Your lawyer checks title and encumbrances; the engineer checks the building's legal status and issues the certificate the transfer needs; an agency fee is whatever was agreed in writing.
