Most of a Greek purchase can be prepared from abroad. This is the usual order of steps for a resale home, who does what, and where Greca House fits in.
Beyond the price, allow for transfer tax (for most resales, 3% of the taxable value plus a municipal surcharge of 3% on the tax), the notary, Cadastre registration, your lawyer, an engineer and the agency fee. New buildings can fall under VAT instead; the notary and your accountant confirm which applies. Ask each professional for a written quote.
Every buyer needs a Greek tax number (AFM) from the tax authority, AADE. Buyers abroad usually obtain it through a lawyer or accountant acting for them.
Most buyers open a Greek bank account. Payment goes through banks and is recorded in the contract; your lawyer and the notary confirm what evidence of funds they need.
If you cannot be in Greece for every step, you can give a lawyer power of attorney, signed at a Greek consulate or before a notary abroad with an apostille, and translated where needed.

Your lawyer checks title, encumbrances and the Cadastre record; an engineer checks the building's legal status, and an engineer's certificate on it is part of the transfer. Neither check is optional.
Price, timetable and what stays in the property are agreed in writing, often with a deposit or a preliminary contract. Your lawyer should read anything before you sign or pay.
Transfer tax is paid before signing, the final contract is signed before a notary, and the contract is registered at the Cadastre. You can sign in person or through your representative.
Utilities are transferred, the property is added to your annual tax declaration, and annual property tax (ENFIA) applies. If you will not live there, we can manage it.

A purchase does not by itself give you residence in Greece. The Golden Visa has its own thresholds and conditions, and the application is filed by a lawyer and decided by the authorities.
