One snapshot of our public listings powers every report, chart, table and tool on these pages. This is how it is built and what it can and cannot tell you.
Every property public on grecahouse.com on the snapshot day, read from the same catalogue visitors see. The snapshot is regenerated on each publication day; nothing is typed in by hand.
Greca House lists homes, commercial buildings, hotels and land across Greece. The sample is our stock, not the whole market.
Asking price: the price on the listing. It is not the price a buyer pays and does not include negotiation.
€/m²: asking price divided by the stated floor area, for homes (apartments, villas and townhouses) of 20 m² or more.
Median and middle half: the middle value, and the range between the 25th and 75th percentile. Medians, so one unusual listing does not move a figure.
A group is reported with six or more listings, mentioned as indicative with four or five, and left out below four. Sample sizes are printed next to every figure.
Neighbourhoods and municipalities are those recorded on each listing. The explorer's map draws the official ELSTAT municipality boundaries (2021 Census), each shaded by the Greca House region it belongs to: a municipality joins the region a majority of its listings carry, and otherwise the one its regional unit maps to. Neighbourhoods have no official boundary, so we never draw them.
Where we show another source, such as the Spitogatos Price Index, it carries its own label, period and definition and stands beside our figure. It is a different statistic (an average over all ads on a portal, built from neighbourhood medians), so we never divide one by the other.
The Bank of Greece apartment price index is based on valuations and describes the direction of change, not asking prices.
Not transaction prices, not a forecast, not a yield estimate and not a valuation. For the value of a specific property, ask for an appraisal.
